This 1927 5-story building, with basement, was brought into compliance with the current code to meet a new Occupancy Category. The project includes a seismic retrofit that consists of new shearwalls, concrete moment frames, floor and roof diaphragm upgrades, parapet bracing and wall ties. New steel girders were designed for the removal of eight columns to create large open spaces at the ground floor. A new ramp and retaining wall was designed for a basement parking area and structural support was added for a rooftop patio, new mechanical units, stair and elevator upgrades, new canopies, façade elements and changes to the existing mezzanine.
